The sixth major collaboration with Milieu in eight years, Otter Place celebrates its locale—a thriving inner-city location just off bustling Smith St— through framed views and robust materiality.  Taking cues from the simplicity of gallery spaces, 28 thoughtfully detailed and light-filled residences are calm, warm, sophisticated and timeless.

The spatial arrangement maximises flexibility, generosity and openness, with elegant proportions optimising the relationship to natural light. To cater for the different needs and priorities of residents, flexible rooms are placed adjacent to the living areas to become an optional extension of the living space; and a welcome station creates a purposeful experience upon entry into each apartment.

A nuanced lighting strategy enhances spatial functions and moods, featuring custom and local designs; whilst the materials palette extends an established design language. Custom engineered timber floors, natural stone benchtops and 100% woven wool carpet define the high-quality, elegant yet understated, materially rich and intelligent spaces designed to enhance everyday living.
